Why Are Rent Agreements for 11 months only?
Have you ever wondered why you rent agreement is for 11 months only? Once upon a time, when I was not an Advocate and internet was not as common as common cold, I did!
And I came up with two reasons...
A) The landlord simply didn't trust me since I was a Bihari and we were/are notorious for our innate ability called "KABZA" (possession).
B) Maybe this was one way of reminding me that it was his house. [Kinda like UAE giving 3 year resident visa. Do you know you have to leave and enter Emirates once every six months. I've always felt that it's their way of reminding you that you don't belong. And incidentally, the very reason why I left Dubai.]
Of course, now that I am an Advocate, I know better. The real reason your landlord makes you sign an 11-month rent agreement is because "If the rent agreement duration is more than 11 months, it has to be registered as per Section 17 of the Registration Act, 1908." And that my dear will cost money!
Therefore, to avoid paying the stamp duty and the registration charges, your landlord insists that you sublet the apartment for 11 months only. And now you know that there's nothing personal (Bihari or otherwise)!!!
